Business Partnership that Provides Japanese Corporations with the Tools Needed to Achieve Business Success in the U.S.

Due to the maturation of the domestic market in Japan and the decrease in the growth rate in emerging countries, more and more Japanese corporations have reaffirmed the importance of incorporating the U.S. market into their business plans in recent years. In order to tap into the U.S. market and grow their businesses globally, whether it’s through M&A, expansion, or organizational restructuring, speedy and proper decision-making by top management is critical.

When navigating through the complex global business environment, developing and executing successful real estate plans that align with business strategies becomes essential. However, few Japanese corporations possess specialized expertise in U.S. commercial real estate business practices and local market knowledge required to make accurate and well-informed decisions.

With a long track record of supporting Japanese corporations in the U.S., REDAC Commercial Real Estate Service distinguishes itself through our deep understanding of the unique needs of our clients. We act as your business partner and are fully committed to your long-term business success.

Largest Japanese Full-Service Real Estate Firm in the U.S. with the Credibility of Being Included in the First Section of the Tokyo Stock Exchange Listed Corporation

In 1986, soon after the Plaza Accord was signed, which caused the sharp appreciation of the Japanese Yen against the U.S. Dollar and an influx of Japanese corporations to the U.S. market, REDAC was founded in New York City as a wholly owned subsidiary of Tokyo Boeki Ltd (now Tokyo Boeki Holdings Corporation).

Since then, we have offered a variety of real estate services to a significant number of Japanese corporations that have aggressively pursued globalization. In 2005, we became a consolidated subsidiary of Relo Holdings, Inc., the first section of Tokyo Stock Exchange listed corporation (Security Code 8876). This further enhanced our commitment to our business relationships with Japanese corporations in both Japan and U.S. markets.

As a result, we are now the largest Japanese full-service real estate firm in the U.S., with 8 offices throughout the country and 1 office in Mexico. Collaborating closely with our network of proven professionals in each office, who have in-depth knowledge of specific local market and business practices, enables us to provide strong support for Japanese corporations looking to expand their businesses globally.

Your “Outsourced Real Estate Division” in the U.S.

Developing and executing successful real estate plans tailored to your specific business plans goes beyond simply identifying an ideal space or negotiating a lease. Few Japanese corporations in the U.S., however, have an in-house real estate division whom top management can count on; thus, most of them need to rely on an outside advisor.

We serve as your business partner, “Outsourced Real Estate Division” in the U.S., delivering customized solutions and optimal results that align your real estate needs with your specific business strategies.

Trustworthy Support Provided by a Full-Service Real Estate Firm

Whether it’s a new office setup, relocation, or lease renewal, it is not uncommon for unexpected challenges to arise during the process of real estate projects. More often than not, the quality and range of services would fall short of expectations without a proper client support system in place.

At REDAC Commercial Real Estate Service, our professionals, who are fluent in both Japanese and English, work as a team. This system enables us to continue providing the same high-quality services to our clients, no matter what unforeseeable circumstances occur.

Also, the commercial lease term expiration typically occurs every 5 – 10 years. Unlike our firm, most brokers in the U.S. are independent contractors working on a commission basis and are unlikely to assist you once the lease agreement is executed.

REDAC as the full-service real estate firm, though, is involved with our clients on a daily basis for not only their commercial real estate needs but housing/short-term stay/relocation support needs. In addition to this, our Corporate Sales Division workforces regularly meet their assigned clients and try to detect any potential problems they encounter.

The trusting relationship we’ve built and developed with our clients over the years is the most important assets of our firm. Simply put, whenever you need us, whether before or after the lease agreement is signed, we are here to support you and guide you through any real estate challenges you have faced.

  Specialization in Tenant Representation

Unlike most commercial real estate firms who make substantial income from representing and servicing landlords, our focus is you.

U.S. commercial real estate business practice characteristically incorporates two types of brokers: those who help tenants identify suitable properties for their space needs (“Tenant Broker”), and those who help landlords find suitable tenants for their properties (“Landlord/Listing Broker”).

Other firms, who represent both tenants and landlords, often encounter conflicts of interests at the time of lease negotiations. This is not the case with us. We specialize in tenant representation and are committed to helping our clients locate and secure the optimal business spaces under the most favorable terms. This commitment enables us to pursue our clients’ best interests only and to produce superior results.

  Optimal Property Selection Ability

In contrast with Japanese commercial real estate business practices, almost all commercial real estate firms in the U.S. use the same shared listing database to identify a client’s potential property and space.

With a long track record of representing many Japanese corporations, we fully understand their particular office layout and location requirements. This allows us to help our clients identify the right property and space among all options.
